Kaʻū Real Estate Market Update: February/March 2026
By Kami Takacs
The recent numbers reflect a market that is active, but still cautious and price-sensitive, and very much shaped by what is happening both locally and globally. Current trends point to a more balanced and thoughtful market environment.
Inventory remains relatively high, especially with 141 active home listings and 298 land listings, which means sellers are facing more competition than in the ultra-tight markets of previous years. At the same time, only 12 home sales closed during the period, showing that buyers are being selective. Today’s sellers are navigating a market where:
Buyers are payment-focused, not just price-focused, with affordability further impacted by the high cost of insurance in Lava Zone 2 areas.
Well-priced homes, whether move-in ready or priced with deficiencies taken into consideration, are still moving.
Overpriced homes are sitting longer (131 median days on market), often requiring multiple price reductions and increasingly selling below asking price.
On the positive side, median home sale prices holding around $460,000 reflect a stable market rather than a declining one, with values remaining steady despite higher interest rates, rising gas prices, and broader economic uncertainty.
Bottom line: Realistic sellers can still succeed, but pricing strategy, property condition, and realistic expectations matter more than ever.
